It is a mortgage designed specifically for buyers who don't live in the United States and have no credit life there. Instead of looking at a US score —which doesn't exist— the lender evaluates your standing with documents from your home country: bank statements, a letter from your bank and an income certification from your accountant.
The loan amortizes, with a fixed principal and interest payment for the whole term. It works exactly like a local's mortgage: you pay the same every month and at the end the property is debt free. Nothing like short-term private credit, where you only pay interest and the principal comes due in 12 or 24 months.

Yes. Foreign national programs exist precisely because foreign buyers have no US score. That information is replaced with equivalent documents from your country: statements, a bank letter and an income certification.
What visa do I need?
Depending on your nationality, a valid tourist visa is usually enough. What matters is proving identity and ability to pay, not residing in the United States.
Can I buy through an LLC?
Yes, and for investment properties it is usually advisable for tax clarity and asset protection. Define it with your accountant before signing the offer, because changing it later complicates the process.
How much cash do I need beyond the down payment?
Florida closing costs run around 5% of the price across appraisal, title, stamp taxes and origination. Some programs also require reserves equal to several months of payments.
What if the rent doesn't cover the payment?
It depends on the program. Under DSCR underwriting the lender wants rent to cover the payment, ideally with margin. If it falls short, a larger down payment lowers the payment and fixes the ratio.
